Real Estate Strategy

TG+P has developed a unique Real Estate Strategy offering that we call our “Discovery Process”. Simply put – we get smart before we draw. Because we and our clients work locally, regionally, and nationally, our Real Estate Strategy Team must understand the consumer, the development opportunity, and the economics therein within any locale to formulate a highest-and-best-use approach.

We make the complex simple. We collaborate with our economic partners - beginning by analyzing the facts and interpreting a broad array of data sets to support development goals. Our process includes demographic research, void analysis, and physical site evaluation. Further, we analyze the trade area spending gap and visitor origin analysis to better understand potential capture. We then forecast future rents, population growth, economic impacts, and anticipated returns for different redevelopment scenarios.

After our homework is complete, we develop project programs based on our findings that include anticipated construction costs, rents, and absorption rates for retail, restaurant, apartments, office, and hospitality uses – including apartment types, sizes, and mix. We begin our master planning efforts in earnest in collaboration with project stakeholders – including the creation of a project visioning presentation.

Finally, based upon the master plan framework, we produce economic impact models that quantify project outcomes, forecast residual land values, projected sales tax revenue, and employment creation. These projections can be used in bond writing, public sector economic incentives, and public private partnerships. This unparalleled intelligence is incredibly valued by our clients.

From there we help our clients to not only identify a successful program mix given the market forces and locale, but we also help to understand relative costs, price points, revenue generation and ROI based on the project program.

Physical Site Evaluation

Our real estate strategy is supported by our 70+ year planning practice. We analyze each property from a host of perspectives to understand its physical constraints (zoning, topography, hydrology, and adjacent uses), its relative positioning (visibility, traffic counts, and access), and its potential (density, natural assets, and market opportunity). We carefully craft planning and urban design solutions to support project program, project phasing, and unique placemaking environments.

Project Visioning

Our team of experts deliver imaginative and thoughtful Project Visioning Presentations that help to describe the overall development intent including architectural design, placemaking, project programming, project phasing, and anticipated economic outcomes for the purposes of communicating upside benefits to governing agencies, potential tenants, and potential development partners. Our expertise in crafting project visions help to “sell the dream” while being fully based in the reality of economics.
