Shady Grove Neighborhood Center

Rockville, MD
A mixed-use sprawl repair development with commercial/office space, retail, hospitality, and residential on a 31-acre site

The transformation of the Danac Tech Office Park into the Shady Grove Neighborhood Center is a premiere example of Torti Gallas’ Sprawl Repair efforts. From a single use, surface parked, almost wholly impervious, placeless office park to a mixed use, integrated, high intensity neighborhood center that boasts a Main Street and leafy central park, the change could not be more dramatic. This prominent gateway site is located on Shady Grove Road at the north edge of Rockville’s city boundary. With new housing, hospitality and commercial uses, this environmentally friendly neighborhood center reduces impervious paving, manages its own stormwater, and accommodates an additional 9 acres of stormwater management from the surrounding areas.

Designed to be a good neighbor and relate seamlessly to its surrounding context, the neighborhood consists of larger buildings and a mix of uses on Shady Grove Road, a major area thoroughfare, and townhouses adjacent to the attached homes in neighboring King Farm.
