Torti Gallas + Partners has partnered with Mall Owners across the US from San Francisco to Chicago to DC to Atlanta to Florida. Our rich history in creating vibrant retail / mixed-use environments is bolstered by real estate strategy tools that help unlock market-ready redevelopment opportunities for our clients on both mall properties and other shopping centers. Our approach differs from other design firms – we go beyond matters of aesthetics to ask the tough questions, incorporating data analytics to support potential redevelopment feasibility, phasing, and economics.
“We’ve worked with Mike Rollison and the team at Tori Gallas on multiple mall repositioning projects and in every case, we have been impressed with the level of creativity they bring to each project. As an architect by training, I appreciate the unique approach the team at Torti brings and their results speak for themselves – engaging and dynamic spaces which meet the needs of the communities where they exist. “

Our design process begins with data – including demographic research, void analysis, and physical site evaluation. We partner with economic experts to forecast future rents, population growth, and anticipated returns for different redevelopment scenarios. After our homework is complete, we begin crafting captivating urban design solutions to integrate appropriate new uses into the property. Full-service planning and design services support entitlement efforts - from the big idea through the public approval processes and ultimately construction.
We seamlessly create new “places” that meet the needs of both the mall owners and their development partners. No two of these commissions are alike. From health care to multifamily apartments to entertainment and hospitality - each repositioning is the opportunity to not only right-size the retail offering but provide specific market-ready uses that are right for the community. Regardless of the present condition of the mall, our goal is to create meaningful neighborhoods where parking lots once stood. Creating value for our clients and best-in-class “third places” for the community is our goal.
