Project Description

Torti Gallas is part of a developer-led team chosen for the redevelopment of this 10.3 acre site in West Falls Church, Virginia.The site is adjacent to a high school - which will be demolished and rebuilt - and the West Falls Church Metrorail Station.

Torti Gallas’ conceptual site plan creates a balanced mix of uses in response to the site’s key constraints, generating the maximum up-front land value possible, and ensuring success by delivering a critical mass of vertical uses, retail, and public space in the initial phase of the project.

One of the most challenging site constraints is topography. The site climbs approximately 26 feet, or two and a half stories, from edge to center. For our proposed mix of uses to be successful, it requires a relatively flat environment that fosters ease of pedestrian movement and allows for flexibility in retail storefront design, door locations, and outdoor café zones. The placement of our proposed mixed-use, retail main street is driven by this constraint. It is relatively flat and is pointed towards the Metro, establishing connectivity and walkability between the Site and the station.  

Our redevelopment plan creates a compelling combination of a strong mix of uses and placemaking that will be a wonderful place for the residents of Falls Church to live, work, shop, and play for years to come.
