Project Description

Envisioned as a revitalized gateway to the City of Alexandria and the Parker Gray Historic District, the new Samuel Madden residential development consists of two separate buildings (north and south) with site features including courtyards, an urban plaza, and a playground. Building amenities include on-site management offices, pool, exercise rooms, community rooms, as well as a 13,000 sf early childhood education and childcare center, food pantry, and ground-level retail. The site configuration maximizes the space available, representing an ideal urban landscape for a thriving city. Led by Alexandria Redevelopment and Housing Authority, one third of all apartments are designated for low-income households (0%-30% of Area Medium Income), another third for working households (30-80% of Area Medium income), and the remainder for market rate renters.

The architectural language of the northern tower is contemporary and features a dramatic curved wall with glass bays adjacent to an urban plaza. The Montgomery Street façade is designed as the residential zone and features the main entrances of both buildings, treating the project as one community. The Montgomery Street residential area also includes amenities on the street including a public-facing courtyard with children’s playground area. Madison Street — with walking access to Metro — is designed as the commercial zone, featuring neighborhood storefronts with outdoor seating that reinforces the connection to existing retail. Further into the site, the buildings become more contextual and feature significant setbacks that bring down the scale of the building while creating a variety in massing.
