Old Orchard Mall Redevelopment

Westfield Old Orchard has been the dominant lifestyle center in the Chicagoland area, having converted from an enclosed mall format in the 1990s into a richly manicured uncovered pedestrian retail experience. Vertical mixed-use, however, has been slow to be incorporated into the property with some notable exceptions—residential uses are now being added. Following the departure of Bloomingdales and other associated retail, URW Westfield is starting redevelopment of the north end of the site with a multi-story urban environment and new placemaking destination at its core.

Torti Gallas + Partners assisted the client with master planning and visioning the north end redevelopment and is an active participant with one of the development groups seeking to execute the architecture for the mixed-use residential portion of the project. Old Orchard is a perfect example of the inextricable link between planning, real estate strategy, placemaking, and architecture; and will herald the next chapter for this regional property.
