Torti Gallas is working with the owner/development team on one of the more ambitious mixed-use mall repositioning projects in the country at North Point Mall, to create something extraordinary in one of the top-performing markets in the southeast – Alpharetta, GA. Nearly half of the mall will be demolished, while leaving a remaining enclosed area of over 800,000 SF of shops and anchor space. This will make way for a highly-textured village environment of external commercial space along great streets, plazas and paseos, and a neighborhood that will ultimately provide 900 new apartments and townhomes, on the eastern half of the site. Additionally, a boutique hotel and creative office uses are woven into a richly-landscaped, walkable, urban environment.
This transformative revitalization will convert a single-use retail property into a true community hub with shops, indoor-outdoor eateries, multiple housing types, entertainment venues, green spaces and trail connections, along with unique office space for the many Fortune 500 companies flocking to the market. Creating an on-site population to live, work, shop, dine, and play creates a 24/7 destination that will be cherished by the community for years to come.
Re-energizing an outdated mall involves modifying significant infrastructure and dealing with restrictive reciprocal easement agreements that constantly challenge the economics of redevelopment. The team at North Point Mall has pursued a bold approach involving as many public and private stakeholders early, while bringing a range of experts to the table to chart a winning strategy for the property. Torti Gallas was initially invited to this along with many other firms, and was quickly selected as the lead master-planner and design team to carry this landmark project into the approvals process and beyond.
