The Tribeca is a 13-story, 99-unit residential building in northeast Washington, DC, offering modern living next to the NoMa-Gallaudet U Metro Station. Designed to maximize space on a narrow lot, it features a striking facade, recessed balconies for noise reduction, and amenities like a fitness center, yoga studio, sky lounge, and rooftop terraces.
The Tribeca is a 13-story, 99-unit residential building in northeast Washington, DC adjacent to the NoMa-Gallaudet U New York Ave Metro Station. Situated between New York Avenue NE and N Street NE, the geometry of the site presented a unique challenge, but ultimately the design successfully maximized unit density on the deep yet narrow lot. Amenities include a fitness room, yoga studio, sky lounge/club room, landscaped rooftop terraces, and a rain garden.
The Tribeca is part of an initial wave of new developments in the area, and while New York Avenue is currently a six-lane road primarily used for commuting, the architects see a future where the neighborhood enjoys a livelier streetscape. To that end, while the building faces N Street, the design presents a fully articulated masonry facade on the New York Avenue with a second entrance and lobby.
Addressing noise concerns, the New York Avenue side of the Tribeca features recessed, protected balconies to provide a buffer from the busy road while also giving the facade a sense of texture. The facade facing N Street is more playful with alternating protruding balconies and pops of color that add to the existing vibrancy of the block.
