Poplars Student Housing is designed to sensitively step down to the lower scale of the adjacent residential community, creating four-story elements fronting along all the public streets with setbacks to the upper floors. This massing strategy significantly reduces the visual proportions of the building.

Located just a few blocks from the Indiana University campus, the new building contributes to the urban fabric of the university neighborhood through thoughtful urban design interventions, creating a welcoming student living community that weaves into its context and becomes an extension of the campus.

The project provides a comprehensive student living experience through the amenity and housing design features. The unit mix includes a range of options, with units from studio to four bedrooms, all including one-to-one bedroom to bathroom parity and in-unit washers and dryers. A generous lobby is located off the main entrance courtyard with access to vehicular parking across the alley as well as bike storage. This project includes 192,000 SF of residential housing in a 158-unit, six-story building that can accommodate approximately 396 residents.
