Experienced in the Village of Vernon Hills, Torti Gallas + Partners leveraged the success of our Mellody Farm project - directly adjacent to the Hawthorn Mall - to create additional mixed use opportunities that support growth strategies for both our client and Vernon Hills. Together, these two redevelopments are creating a vibrant district and sought-after address for new and local residences.

Redeveloping an Enclosed Shopping Mall

Torti Gallas' Retail and Placemaking Studio is creating a mixed-use neighborhood to support and add value to this mall property.
The Challenge
The decommissioned anchor store and associated parking provides an opportunity for infill development within a fixed site area, however, existing mall access and mall tenants must be considered.
The Solution
Working with the mall owner and development team Torti Gallas + Partners conceived a shovel-ready, mixed-use project that not only enhances the mall, but also creates a viable infill neighborhood.

Critical for the continued success of the mall, our master plan rationale considered maintaining visibility of the new mall entrance facade while gaining valuable placemaking opportunities along the main street.

Our approach not only curated a rich shopping and dining district, it also maximized apartment yield and incorporated an array or amenities.




The Impact

Our Phase 1 and Phase 2 design concept incorporates a three-building parti including 548 apartment units and 50,000 SF of new shops and restaurants. The impact this redevelopment will make for the mall owner and the Village has led the owner to begin contemplating the next development phases for the asset. Our continued master planning of this property will produce additional infill development opportunities in future phases, adding density and uses as the mall transitions to the future.
