The project follows traditional neighborhood development (TND) principles to create a walkable mixed- use community rich with several amenities. An interconnected system of streets and open spaces integrates the existing amenities such as a Recreation Way to the east and the mature tree knoll to the west. A range of uses including residential (apartments, townhomes, stacked flats), community center, neighborhood serving retail, and recreational amenities form the neighborhood.
A primary street connects Maple Avenue and Mitchell Street and a secondary street forms residential blocks with units fronting on to the streets and other open spaces. These streets provide ample connectivity within the site and to its surroundings.
The western hilly and wooded portion of the Site is preserved and enhanced as a linear park. A series of pocket parks and courts dot the east- west axis of the site, keying off the East Ithaca Recreation Way and the larger neighborhood’s pedestrian framework. The Community Center is centrally located on a green space that helps enhance this open space network. These open spaces are embellished by diverse landscaping that range from allees of trees, rain gardens and bioswales, upland forest, and cultivated landscapes.
The architecture lends a dynamic, pedestrian friendly street scape to the neighborhood with articulation of elements such as bays, balconies and stoops. Both the apartment buildings and town homes are designed to reflect and relate to each other and the surrounding context, as well as the larger University community.
