The Twinbrook Metroplace plan will transform an ordinary suburban strip mall into a lively, pedestrian friendly urban center.

The Twinbrook master plan for BF Saul Company aims to transform a 17 acre strip shopping center into a mixed use, transit oriented development, becoming an exemplar for future development along the Rockville Pike BRT Corridor. The 17-acre site is strategically located along Rockville Pike and within a 5-minute walk to the Twinbrook Metro Station. The development vision includes 175,000sf of retail, 200,000sf of office and over 1,400 new residential units. Potential ideas also include introducing a new entrance to the currently obscure metro station. Through the public outreach and entitlement process, the project team sought to educate public officials and the community regarding critical shortcomings in the City of Rockville’s corridor plan and proposed alternative development scenarios that better address mounting pressures regarding urban growth, traffic and public infrastructure, without stifling private investment and economic development.

Torti Gallas led the visioning process as a collaborative effort between the developer, the community and the City of Rockville. Through a series of public meetings, community members expressed their concerns and desires for the development, which acted as a guide for the vision. The result of this process is a plan that will transform an ordinary suburban strip mall into a lively, pedestrian friendly urban center.
